Job Description

Location: St. Louis, MO

Position Type: Full-time, Salaried (40 hours/week)

Salary: $42,000 per year + up to $3,000 in performance bonuses

Benefits: 10 days PTO, mileage reimbursement

Overview: As a Field Manager at Squared Management, you will lead the maintenance and operational efforts of our vacation and corporate rental properties. This pivotal role offers autonomy, flexibility in scheduling, and the responsibility of managing a team while ensuring our properties maintain exceptional standards.

Responsibilities:

  • Maintaining cleaning schedule and managing housekeepers
  • Hiring and developing new housekeepers, maintenance technicians, and contractors
  • Evaluating employee and contractor performance and terminating underperforming employees and contractors
  • Assisting in the setup of new units, including moving, furniture assembly, installing locks, hanging artwork, etc.
  • Unit inspections
  • Troubleshooting guest issues with guests and handling or coordinating the handling of these issues
  • Maintaining unit inventories, purchasing and restocking of replacement items
  • Laundry processing
  • Cleaning
  • Handling or coordinating repairs on buildings and their components, including electrical, plumbing, HVAC, drywall, carpentry, painting, etc.
  • Handling or coordinating repairs on appliances such as washers and dryers, refrigerators, dishwashers, and other household appliances
  • Change air filters, clean coils, clean out drain pans and condensate drain lines
  • Checking and replacing light bulbs
  • Checking and replacing batteries
  • Reset breakers, replace fuses
  • Unboxing and inventorying received supplies
  • Use a plunger or auger to open blocked drains
  • Steam cleaning carpets
  • Administering pest control treatments
  • Replacing smoke detectors and batteries
  • Shoveling snow and spreading salt
  • Trimming grass and light landscaping
  • Handling or coordinating the handling of after-hours emergencies and guest lockouts
  • Furniture assembly/Mending damaged furniture
  • Ozone treatments for smoke damage
  • Other miscellaneous managerial and maintenance tasks

Requirements:

  • Availability from Thursday to Monday, 10 AM to 6 PM, with flexibility to adjust schedules as needed
  • Ability to handle occasional after-hours issues and emergencies
  • Valid driver’s license, reliable vehicle, and car insurance
  • Ability to lift 60 lbs, stand, bend, kneel, and perform physical maintenance duties
  • Excellent communication skills; adept at reporting and resolving issues effectively
  • Resourceful problem-solving skills; capable of learning and adapting on the job
  • Comfortable with technology; proficient in using online forms, email, and text communication
  • Must have at least one of the following:
    • Bachelor’s degree from a 4-year accredited institution
    • Relevant maintenance experience
    • Managerial experience
